Interview with: Paul Eden

Welcome back to our Interview With series, where we sit down with leading figures in the global real estate industry. Today we are talking to Paul Eden, the founder of Regal London. 

 

Tell us about Regal London and how it started?

Regal London was founded in 1998 by Paul Eden and Simon De Friend. Over the last 20 years, we have evolved to become one of the capital’s most renowned and respected residential-led mixed use developers.

We are privately held, with headquarters in London and offices in Hong Kong, Shanghai and Dubai. We focus on adding true value, with award-winning residential-led mixed use developments across the capital including The Compton in St John’s Wood, and Dalston Place in East London.

How do you choose the locations for your developments and why Clapham?

Our two decades of experience has given us great insight into the priorities of our buyers, who are always at the front of our minds when looking for new sites on which to build homes. Great local amenities, good public transport connections and of course growth potential are the key drivers.

Clapham ticks all of these boxes and has continued to be a hugely popular location among buyers and renters alike, particularly with its renowned village-style feel and famous parks, which are now top priority among home-hunters.

Can you tell me more about Clapham Place?

Clapham Place is our latest development in London’s sought-after neighbourhood in South West London. This message is increasingly enticing international buyers away from the traditional golden postcodes in Kensington, Knightsbridge and Westminster, recognizing the local amenities and proximity to schools, universities and business hubs. The value offering compared to its cousins north of the river is an exciting prospect for investors.

Over the next 5 years, what do you think we’ll see in terms of demand and supply in areas such as Clapham? Will the pandemic slow down developers in zone 1 and 2?

The international appeal of London isn’t going to diminish any time soon. It is a global city, with world-class educational options, unrivalled lifestyle, transport and a hub for global business and finance, making it ripe for investment. The Prime Central London market is now looking a ‘good value’ proposition relative to other prime markets globally, and prices are likely to recover more quickly than other parts of the property sector, led by a spike in demand from investors and opportunistic owner-occupiers. Clapham has remained in consistently high demand among buyers and investors for over a decade.

Has the global pandemic changed buyers’ priorities, and how does Clapham Place appeal to these?

The recent release of pent-up demand has meant we have seen a spike in transactions over the summer, and although buyers’ priorities have certainly shifted, well-designed, high quality homes in good locations will always be popular.
The proximity to Clapham’s world-famous common and lifestyle amenities continue to appeal to a broad range of buyers, as well its unrivalled transport connections. Clapham Place has some of the best restaurants, bars, shops and leisure on its doorstep, as well as transport connections to the capital’s top schools and universities, business and finance hubs, and cultural destinations.
